Head of Data Strategy

Manus Clancy joined LightBox in January 2024 to spearhead the development of innovative tools for the commercial real estate industry. Leveraging LightBox’s proprietary data and a seasoned team of data scientists and product specialists, Mr. Clancy aims to uncover and enhance the use of extensive data sets. His efforts are poised to drive significant productivity gains for lenders, brokers, and money managers, while also improving portfolio management, lending, and risk mitigation outcomes.   

In his previous role at Trepp, Mr. Clancy played a crucial role in envisioning, developing, and bringing to market numerous innovations over his 30+ year tenure. He was the visionary behind TreppWire, a daily commentary essential for over 3,000 CMBS professionals, influencing CMBS trading and valuations. Mr. Clancy also developed the Bank Navigator product line, a critical stress testing platform used by major US banks, and oversaw the construction of Trepp’s Default Model, a key tool for CECL calculations and CRE stress testing.   

As the manager of Trepp’s Modeling Team, Mr. Clancy led the development of industry-leading CMBS and CRE CDO calculative models for a decade. He was instrumental in building Trepp’s daily CMBS/CDO pricing service and played a pivotal role in the implementation of the TALF program for CMBS with the New York Federal Reserve Bank. Additionally, Mr. Clancy recorded the TreppWire Podcast, amassing over a million listens with more than 200 episodes.   

Mr. Clancy was part of the founding team at Trepp, helping grow the startup to a nine-digit valuation. Beyond his professional achievements, he contributed to the academic community as an Adjunct Professor and Lecturer at Clemson University. He graduated from Dartmouth College.
